About Us

Emerson Property Management didn’t begin as a management company.
It began as a landlord trying to protect his own investments.

Founder Cameron started investing in Houston single-family rentals in 2013 and grew his portfolio to more than 30 properties before launching Emerson in 2019. After hiring multiple management companies, he expected professional oversight, clear communication, and strategic guidance.

Instead, he experienced what many owners eventually discover:

  • limited proactive communication
  • over-priced maintenance and repair costs
  • little strategic planning
  • decisions made for convenience rather than long-term performance

Emerson was created to solve those problems.

Initially, the company managed only Cameron’s own portfolio and a small group of close investors. The objective was simple:

Bring disciplined, professional asset management to the everyday long-term rental owner.

That meant:

  • aligning fees, protections, and guarantees with owner interests
  • making data-driven decisions instead of reactive ones
  • optimizing performance over years, not months
  • and treating residents as valued customers, not turnovers

As results improved, referrals followed, and Emerson grew into a full-service firm built around consistent quality standards.

Why We Manage Differently

Many property managers provide a service.
Emerson operates as an asset management partner.
A service company completes tasks.
An asset manager improves performance.

Every system we use comes directly from ownership experience and operational data:

  • screening standards designed to reduce eviction risk
  • leasing processes focused on renewal probability
  • maintenance procedures aimed at preventing costly failures
  • reporting built to support owner decision-making, not just deliver statements

We manage each property the way we managed our own because, for years, we were the client sitting on the other side of the table.

Our Three Commitments to Owners

We structured our business so our incentives remain aligned with our clients.

Transparent Flat-Fee Pricing

Our compensation does not increase with higher rents or add-on transactions. Pricing is predictable and visible so recommendations are based on performance, not activity.

Owners should never have to wonder whether advice benefits the manager or the property.

Leasing & Performance Guarantees

Resident quality is the single biggest driver of long-term rental returns. A poor resident can erase years of appreciation.

Our screening and leasing systems were built from real ownership experience, which is why we stand behind them with written guarantees, including lease fulfillment, leasing timelines, and protection against evictions and pet damage. See our guarantees list.

True Month-to-Month Management with a 90-Day Risk-Free Trial

We do not lock owners into long contracts or charge onboarding or exit fees.

If we stop performing, owners should be free to leave.
The best accountability is the ability to walk away.

We earn the business every month, and new clients begin with a 90-day risk-free trial.

Our Mission

We believe property management, when done correctly, materially improves people’s lives.

Owners gain confidence in their investments.
Residents live in well-maintained homes.
Communities remain more stable.

Our goal is not simply to collect rent.

Our goal is to help owners hold quality assets, make better decisions, and achieve the financial outcomes they purchased the property for in the first place.

Meet the Team

Picture of Cameron Tope

Cameron Tope

Broker/Owner

Cameron started buying rentals in 2014 to have more freedom from the ups and downs of the oil and gas business. Quickly, he built a sizable rental portfolio - one year buying a new property every six weeks.

Managing the properties became the next hurdle, and he couldn’t find a property management company that would be transparent about fees and property issues, knowledgeable about the Houston market, had experience owning rental property, and had a great resident community. So he continued to manage the properties himself, and soon friends and colleagues began handing their properties over to Cameron to manage.

Cameron found his passion helping people create wealth and financial freedom through real estate. So after several years of unofficial property management, in 2018, Emerson Property Management was founded.

Cameron is a licensed Real Estate Broker and member of the National Association of Residential Property Managers (NARPM). He enjoys the outdoors, traveling and spending time with his fiancé Mary, vizsla Lola, friends and family.
