As a full service property management company, we handle the entire leasing and renewal process for you! You can expect: 

  • After a qualified applicant is approved we prepare a comprehensive and legally updated lease agreement. We also include multiple lease addendums (lead based paint, flood disclosure addendum, bed bug addendum, pet addendum, etc.) to ensure you, your property, and your tenant are legally protected to the full extent of the law.
  • We collect the first month’s rent and security deposit at the time of signing.
  • We’ll re-key the property between tenants as required by the Texas Property Code.
  • We insure the property meets all of the safety requirements required by law.
  • We schedule and coordinate property assessments and walkthroughs before, during, and after a tenant move-in.
  • Our tenants receive new keys and online portal access - Our secure key handling system works to minimize liability and keep our residents and properties safe and secure

Our Tenant Damage Guarantee offers up to $2,500 in coverage for tenant-caused damage beyond normal wear and tear, adding an extra layer of downside protection for your investment. This optional guarantee is available for qualifying properties and residents and requires an additional fee.

Vendor Labor Guarantee

Emerson will warranty all vendor labor for maintenance and repair work orders for up to one-year (365 days) from the date of service. Only applicable to Emerson approved vendors.

Pet Damage Guarantee

Any damage caused to the home, above normal wear and tear, resulting from the approved pet(s) that is not covered by the security deposit will be reimbursed by Emerson - up to $2,000. This excludes any Service Animals per Fair Housing Guidelines.

Legal Compliance Guarantee

Our lease agreement is reviewed and approved by a Texas law firm. To ensure utmost Owner protection, Emerson operates in compliance with fair housing, Texas Property Code, and application screening.

Property Management Transfer Guarantee

Don’t let a pesky termination fee keep you with a bad management company! After becoming a client, we’ll pay your termination fee at the old company!

Rent Deposit Guarantee

You want your money fast, which is why we ACH your tenant rent on the second Friday of each month!

Leasing Fee Guarantee

You don't pay us a leasing fee until we have a signed lease AND money paid from the tenant.
