We have a list of common property issues and simple fixes that are typically a resident responsibility. By resolving these issues yourself, you will prevent any trip or maintenance charges.

Please submit ALL maintenance requests through Property Meld. Emergencies will receive a response within 2 business hours.

Yes! We offer incentives to current and past Residents that are looking to purchase their first or next home with an Emerson preferred real estate agent. Check out the perks below:

• Access to properties before they hit the market.
• Terminate your lease penalty free with the following stipulations:
  • 45 days’ notice must be given
  • All standard move-out procedures must be adhered to
  • Vacating during the months of September, October, November and December are on a case-by-case basis
• Receive a $50 gift card when you refer friends to an Emerson preferred agent to buy or sell a home.

Note: To receive all the benefits above, you must close on the home with an Emerson preferred real estate agent.

You will be contacted around 90 days before your lease expires with an offer to renew along with the renewal rates.

Here are a few important things to know:

• We only offer 1 year or month-to-month lease terms.
• You are required to enroll in the Resident Benefit Package. Check this link to see all of the benefits!
• If you buy a house using us as your realtor, you can leave your lease early - penalty free!
