If you've been watching the Houston rental market lately, you've probably noticed more "For Rent" signs than this time last year.

Our owners continue benefiting from outstanding rent collection.
Collecting nearly 98% of rent each month isn't luck—it's the result of disciplined screening, fraud prevention, and proactive management before problems become costly.
Why Occupancy Temporarily Dropped
One number that may stand out this month is occupancy.
The reason isn't slower leasing.
Over the past six weeks, Emerson added 21 new management properties, and most came to us vacant. Adding a large number of vacant homes temporarily lowers occupancy until those homes are leased.
The encouraging news?
Our leasing team is still outperforming the market.

Rental inventory continues to increase across Houston.
Although leasing activity has also improved, new listings are still entering the market faster than they're being absorbed.
More inventory creates more competition.
More competition places pressure on rental rates.
That's exactly why rents have remained relatively flat over the past two years, something we've been discussing in this newsletter for quite a while.Should investors be worried?
Not necessarily.
Ignore Mr. Market
One of Warren Buffett's most famous lessons involves "Mr. Market."
Imagine owning a productive farm.
Every day someone knocks on your door with a different offer.
One day it's worth $500,000.
The next day it's worth $250,000.
Did your farm suddenly lose half its value?
Of course not.
The farm is still producing crops.
Rental properties work the same way.
Daily market opinions don't change your property's ability to generate income.
As long as your property continues producing cash flow and you're investing with a long-term mindset, temporary market swings become far less important.
Today's market simply requires more discipline than the market of 2020 and 2021.

Summer always brings an increase in maintenance requests throughout Texas.

One statistic we're especially proud of is that nearly one out of every three maintenance requests was resolved without sending a vendor.
Sometimes the solution is resident education or simple troubleshooting—not an expensive repair.
